The "Backyard Reality" Checklist

Building on the Northern Beaches means dealing with sandstone, slopes, and specific council "red flags." Before you commit to a design, it's essential to perform a "sanity check" on your backyard.
Here is a checklist of the top red flags we look for at CBI Construction during our feasibility assessments.
1. The Sewer & Stormwater Line
The Trap: Many Northern Beaches homes have sewer mains running right through the middle of the backyard.
Red Flag: Do you have an inspection manhole or a "vent pipe" in the yard?
The Fix: We may need a "Peg-out" (Service Protection Report) to see if we need to concrete-encase the pipes or bridge over them. If the sewer is uphill, factor in a macerator pump system (approx. $5k–$8k).
2. Significant Trees & Canopy Rules
The Trap: Northern Beaches Council is extremely protective of native canopy.
Red Flag: Do you have a native tree (like a Gum or Angophora) taller than 5m within 3m of your build site?
The Fix: Don’t assume you can cut it down. We often use screw-pile foundations—metal piers that "hand-drill" into the ground—to avoid damaging the root zone, keeping the council (and the tree) happy.
3. Bushfire (BAL) & Flood Zones
The Trap: Even if you aren't right on the bush's edge, you might be in a "Buffer Zone."
Red Flag: Check your Planning Certificate (Section 10.7). If you're in a BAL-29 or BAL-40 zone, your windows, decking, and roof need special fire-rated materials.
The Fix: Factor in a 10–15% budget buffer for BAL-rated toughened glass and non-combustible cladding.
4. The "1.8 Metre" Rule
The Trap: To pass under the faster CDC (Complying Development) rules, your granny flat usually needs to be 1.8m away from the main house.
Red Flag: Is your backyard tight? If the buildings are closer than 1.8m, they must be separated by a fire-rated wall (60/60/60 FRL), which adds cost and design complexity.
Here are the three main fixes we can use:
The Fire-Rated Wall (The 60/60/60 Solution)
If the gap is less than 1.8m, the wall of the granny flat facing the main house must be "fire-rated." We build the wall using specific materials (like fire-rated plasterboard, Hebel panels, or masonry) that can withstand a fire for at least 60 minutes.
Note: This wall typically cannot have standard windows or doors. If you want a window on that side, it must be fixed (non-opening) and made of expensive fire-rated glass.
Strategic Repositioning
Sometimes, moving the flat just 20cm can save you $10,000 in fire-rating costs. During our Site Feasibility Assessment, we look at the exact footprint. We might "crank" the angle of the granny flat or shift it slightly toward a side boundary (where only a 0.9m setback is required) to maintain that 1.8m "clear air" between the two eaves.
Eave & Gutter Modification
The 1.8m rule is measured from the external walls, but "encroachments" like eaves can complicate things. We can design the granny flat with "clipped eaves" (no overhang) on the side facing the main house. This allows the walls to stay further apart while the roofline remains tight, helping you maintain the 1.8m distance required for a standard CDC approval.
CBI Pro Tip: If we have to go with a fire-rated wall, we usually turn it into a feature. We might use that side for the internal laundry or bathroom cabinetry, where you don’t need windows anyway. It keeps the build compliant without making the flat feel like a dark box.
Visualizing the Solution: Slab vs. Stilts
Depending on your block's slope (the most common challenge on the Beaches), your foundation choice will dictate your budget and timeline.
Concrete Slab: Best for flat blocks. It's cost-effective but requires a flat surface and can be tricky for plumbing access later.
Stilts (Bearers & Joists): Essential for the Northern Beaches' slopes. It allows for natural airflow, protects tree roots, and provides easy access to those "hidden" pipes.
